This building is a 1960’s block of residential apartments over a bank at lower ground and ground floor.
Following vacant possession of the bank, our client wished to enhance the retail offering.
Dendy Byrne were instructed to provide project management services for the refurbishment of the unit including enhancement finishes, replacement shop fronts and external lighting.
Ensuring flexibility was a key requirement of the client brief and designs were progressed accordingly. Shortly before the main works were due to start, the client managed to secure a pre-let of the space. We managed the subsequent alteration to the scope of work to suit the incoming tenant and worked closely with the tenant’s project team to coordinate with their planned fit-out works.
To maintain a demanding programme required by the tenant, sectional completion was introduced to release the interior of the property whilst parts of the exterior works were still being completed. This required careful coordination to enable both projects to work safely on a relatively constrained site.
